Our Story
Ssempiira Development Corporation Inc. (SDC Homes) was founded after more than seven years of study, research, and direct engagement with homebuyers. Our founder, Francis Xavier Ssempiira, immigrated to Canada in 2017 and quickly discovered how difficult it was for newcomers to afford a home—even those with stable dual incomes.
Many were disqualified from buying homes due to steep down payments, high monthly payments, poor or limited credit history, or insufficient income. Ironically, most of these families had never missed a rent payment—often paying more in rent than a typical mortgage.
The Affordability Crisis
While attending Toronto Metropolitan University, FX Ssempiira conducted a class poll and found that most students believed they would never afford a home in Canada. Some were even considering relocating to the U.S. in search of more affordable opportunities.
According to Statistics Canada, as of 2021, 1.5 million Canadian households (10.1%) were in “core housing need”—living in unsuitable, inadequate, or unaffordable homes with no ability to find alternatives within their communities.
A 2023 Royal LePage survey further revealed that 69% of renters did not plan to buy a home, with the primary reason being the inability to save enough for a down payment.
